Experts Are Never Wrong But They Aren't Always Right!

Get expert advice from the correct expert in your field!

According to Wikipedia - An expert, more generally, is a person with extensive knowledge or ability based on research, experience, or occupation and in a particular area of study.  So why are we asking the wrong experts for their expert advice?  Enough with the play on words and let's get right down to the meat of it all!

Banks provide expert advice on how to repair your credit and they know just how much debt to income ratio you can afford when they qualify you for your new home loan.  They are trained to analyze risk as they originate loans and the terms for borrowers everyday.

Banks are in the business of loaning money to borrowers in order to make money for their lenders.  Borrowers pay a one time loan origination fee + recurring monthly interest payments + principal loan payments until the balance is repaid for the life of the loan.  Your status as a borrower quickly changes once you are unable to repay the terms of the loan and banks are experts at dealing with borrowers only.

It's easy to understand that we would initially contact the bank for advice when we are no longer able to repay the terms of the loan but this isn't always the best option.  Banks are experts are lending money and they are not experts are repayment methods.  They will have an option or two to offer you such as refinancing which will incur fees because you are in fact re-writing the terms of the loan and the other option they may offer is credit counseling. 

Almost everyone, expert or not, will advise you to list your home for sale with a realtor but this is not always your very best option concerning your best interests.  Remember, there is always more than one way to skin a cat!

Realtors are experts at selling homes.  Why don't I write that they are experts at buying homes?  Because they don't actually buy homes.  They sell homes to buyers, so the buyers are the ones who are actually purchasing homes, not the realtors themselves!  

Realtors are invaluable resources and they do our communities a great service by helping buyers and sellers meet their housing needs.  Realtors love turn-key homes that are move in ready and they are experts are telling you how to add more value by painting, making repairs, staging and hosting open houses.  They are experts are negotiating pricing on behalf of their client and they can make the closing process as smooth as silk for all parties involved.

Realtors are not experts at finding solutions outside the scope of what they do - which is to list homes for sale and sell them to buyers.  They make commissions and the only way they can collect on a commission is when their buyers and sellers agree to complete the transaction at closing.  They stick to a process that has worked time and time again and they usually don't deviate from it.  The process goes as follows:
  • Clients are required to sign a contract with the realtor/broker agreeing to buy or sell with their agent only, terminating this contract will incur fees
  • List the home for sale, stage the home and conduct open houses to show the home to perspective buyers
  • Get the property of interest under contract for purchase or sale with all parties involved once the sale price is agreed upon
  • Have all parties involved pay all commissions, listing fees and other fees due at closing
Realtors are experts are showing homes, staging homes for sale, getting homes under contract after price is agreed upon and getting you to closing in a smooth transaction.  They can also recommend options for property management should you decide to rent instead of buy or sell and they can recommend a list of contractors who can do repairs and updates for your home.  Those are great options IF you have the money to do them but what happens if you are out of cash, out of time and at your wits end with this house?

Realtors will make their commissions when you sell your home and while they make money in this transaction, you could lose, lose, lose your tail off if listing with a realtor is not your very best option.  Don't get me wrong, realtors aren't bad and it isn't wrong for them to earn commissions for their services but have you ever thought that perhaps their services don't fully suit your needs and you might need to reconsider your strategy?

Would you ask a brain surgeon to perform surgery on a bunion on your foot?  Most likely not because a Podiatrist would provide the very best expert solution for the bunion because they have extensive knowledge and ability based on research, experience, or occupation in the particular area of study of the anatomy of the feet.  The brain surgeon is also an expert but you'd be asking the wrong expert for his expert advice on brains which wouldn't solve your bunion problem.

Home owners spend far more time shopping around and comparing for big items like cars, gadgets and furniture but they spend just a few minutes when choosing a realtor.  Doing your research and digging up information prior to listing your home for sale will give you far more control and could possibly land you a bigger payday when selling your home.  Pricing your home incorrectly and expecting top dollar is the "kiss of death" when selling your home.  Your home is only worth what someone else is willing to pay so take the time, effort and money to present your home as someone else's new living space.

Realtors are never in a big hurry to sell your home.  They rest assured that they get a commission when your home sells and the timing isn't a big issue for them.  The seller is usually in a big hurry because making two payments for living expenses is no easy feat.  Consumers spend far more time shopping for a new TV, computer or hair stylist than they do when finding a good realtor to list their home.  Don't sign any contracts to sell your home with their brokerage until you are comfortable with the realtor because you can't just "fire" them when things go wrong so take the time to make sure they are as motivated as you are to help you sell your home.

Do your research online and dig up information about homes in your neighborhood that recently sold.  Realtors usually "pull comps" for your home as a courtesy service to entice you to list your home for sale with them.  It is a good idea to look at listings on sites such as Realtor.com and Zillow.com for ideas on how to stage your home, the best ways to take pictures and the wording of the listing.  If it appeals to you and makes you want to move in then use those same ideas for your home listing.  Be sure and convey these ideas to your realtor and hand over a written copy of what you want the listing to say.  If the realtor is reluctant or resistant to implement your ideas then keep shopping around for a realtor who will work with you.

The ultimate "Kiss of Death" when selling your home is incorrectly pricing your home when you list it for sale.  Many sellers and realtors think it's a good idea to list the home for sale higher than their asking price in hopes that buyers will make offers.  Buyers usually have a strict budget cap for their new home and they will not bother to look at homes outside of that range.  Buyers also don't want to negotiate back and forth on pricing.  They usually offer you their very best offer the first time they submit their offer to you.  Squabbling over a few hundred dollars back and forth could muddy up a good deal.  Price your home lower than full asking price and offers will pour in and you can "cherry pick" the highest bidder.
At the end of the day, when all is said and done, your home is only worth what someone else is willing to pay.  Your home could be worth $X amount of dollars but if you don't have buyers willing to pay that price then your home is only worth what the highest bidder will pay.  You only get one chance to make your best first impression so take the time, effort, money and energy to present the best of your home to your new perspective buyers.

Presenting a brand new, clean and ready to move in home will increase viewing and offers.  The money you spend to make your home move in ready will transfer to you when you receive multiple offers for your home in the first week it's listed for sale.  Have a licensed professional service your heating and cooling units for cleaning and maintenance and keep the service contract and receipts to present to potential buyers.   You can only command top dollar for your home when you've gone the extra mile to meet the needs of your buyers.
